Divorce Appraisals
Finalizing a divorce involves many decisions, including "Who gets the house"? There are generally two options regarding the house - it can be sold and the proceeds divided, or one party can "buy out" the other.
Divorce appraisals require a well supported, professional appraisal that is defensible in court. When you order an appraisal from us, you are assured of professional service, courtesy, and the highest quality appraisal report. We also know how to handle the sensitive needs of a divorce situation.
We recommend to both parties that an agreement is made to use one, impartial, third party appraiser and to split the fee. Why? Our costs, aside from the appraisal, are $100 per hour for depositions, appearances in court, transportation and meals. Costs can multiply quickly. Typically courts will only split the difference between two separate appraisals.
Lawyers and Accountants rely on us when calculating real property values for estates, divorces, or other disputes. We understand their needs and are used to dealing with all parties involved including the difference between "fair market value" and "market value". We provide appraisal reports that meet the requirements of the courts and various agencies.
Sometimes the divorce date differs from the date you order the appraisal. We are familiar with the procedures and requirements necessary to perform a retroactive appraisal with an effective date and opinion of value matching the date of divorce.
Finally, all appraisers are bound by a federal guideline laid out in the GLB Privacy Act that requires we notify and discuss with you the areas of information that are public and private. We're sensitive to your right to privacy. We do not and will not share private information.
